End-of-Tenancy Clearance Checklist for Algarve Landlords

What tenants leave behind

Even good tenants leave things. Bad tenants leave a lot. The most common Algarve end-of-tenancy leftovers:

• Old mattress and bedframe (nobody wants to move a mattress)
• Sofa that would not fit in their new place
• Half-empty kitchen cupboards — condiments, mismatched crockery, pans
• Broken white goods "we meant to replace"
• Garden clutter — dead plants in pots, rusted furniture, BBQ
• Cardboard, packing materials from the move-out
• Cleaning products under the sink

The 24-hour landlord checklist

1. Photograph everything left before you touch it — needed if you claim from the deposit.
2. Check the deposit clause. Portuguese caução can be used for abandoned-items removal if the contract says so. Confirm with your lawyer.
3. Book the clearance for the same day as the deep clean — the clearance goes first, the cleaner arrives to an empty property.
4. Get a fixed quote by photo. No landlord should pay a day-rate for a tenancy clear-out.
5. Change the locks after the clearance team leaves. Standard practice between long-lets.

What you legally cannot do

• Leave abandoned furniture at the roadside. Portuguese municipalities can fine.
• Put a fridge or freezer in the normal bin — refrigerant must be recovered by a licensed handler.
• Mix rubble with household waste at the ecocentro — it is charged separately.

Speed matters

Every day the property sits between tenants is lost rent. In peak areas (Quarteira, Albufeira, Vilamoura) that is €80–€250/day. A €400 clearance that saves you three days of empty rent has paid for itself twice over.

How to turn a property around in one day

Coordinate three trades on the same day, in this order: clearance team (morning), deep clean (afternoon), key handover to new tenant or agent (evening). Most Algarve clearance firms that work with landlords can hand-off directly to the cleaner — ask.

Ongoing tenancies — build in a clause

Add to your lease: "Tenant to leave the property free of personal belongings, or accept deduction from caução at €X per van-load for professional clearance." This is enforceable and stops the "we left it because it was too much hassle" excuse.
