How Much Does a House Clearance Cost in the Algarve?

The short answer

Most house clearances in the Algarve fall between €300 and €2,500. A one-bed apartment clear-out is usually €300–€600. A three-bed villa clearance sits around €900–€1,800. A large villa with garage, garden and outbuildings can push €2,000–€3,500. Reputable Algarve clearance companies quote a fixed all-inclusive price by photo — no site visit needed for most jobs.

What actually drives the price

Four things:

1. Volume. How many van-loads. This is the single biggest factor. A cluttered garage costs more than an empty living room even if the floor area is the same.
2. Access. Ground-floor with parking outside the door is easy. Fifth-floor apartment with a small lift, narrow Loulé old-town streets, or a Quinta do Lago villa with a long calçada drive all add crew time.
3. Disposal fees. Fridges, freezers, mattresses and TVs each carry a licensed recycling fee. General mixed rubbish goes to the municipal ecocentro, which charges by tonnage.
4. Sorting complexity. Probate work with a photo inventory, valuables logging and keepsakes packing takes longer than a straight tenant clear-out.

How to get an accurate fixed quote

Any good Algarve clearance firm should quote from photos or a video walkthrough — you should not need a site visit for anything under a whole-villa job. Send:

• A short video panning each room, opening cupboards, showing the loft/garage
• Photos of the outside — pavement/gate/lift access
• A rough list of large items: sofas, beds, appliances, garden furniture

You should get a fixed price back the same day. If you only get a day-rate or "we'll see on the day", walk away — that is where surprise charges live.

Cheaper is not always cheaper
