Peak-Season Holiday Rental Changeover: The Exterior Cleaning Playbook

The July & August Reality

Between mid-July and late August, holiday rentals across the Algarve turn over every seven days — often with the previous guest checking out at 10am and the next arriving at 3pm. That five-hour window has to include: interior deep clean, linen change, restocking, pool check, and — the part most managers miss — exterior refresh. Cushions covered in sun cream, patios littered with sand and food, wet towels on the loungers, drinks glasses in the pool area.

This playbook is what we run for property managers with 5–30 units across Quinta do Lago, Vale do Lobo, Vilamoura, Albufeira and Almancil.

Split the Work

The interior clean and the exterior refresh should be two separate crews arriving in parallel. Trying to do both with one team blows the 5-hour window. Our exterior crew handles patios, loungers, BBQ, pool surround and outdoor dining zone while your interior team runs the villa.

The 90-Minute Exterior Turnaround

1. Sweep and clear — 10 min. Remove towels, glasses, ashtrays, forgotten toys.
2. Cushion rotate — 15 min. Swap covers with clean set (kept in villa storage).
3. Patio & pool surround pressure rinse — 30 min. Not a full deep clean — a fast detergent-and-rinse to remove sun cream and sand.
4. BBQ deep clean — 15 min. Grill, side tables, surrounding tile.
5. Outdoor furniture wipe-down — 15 min. Tables, chair arms, umbrella poles.
6. Photo check — 5 min. Snap every zone from the guest's arrival angle.

Weekly Deep Refresh

Once a week — usually on the lowest-priced changeover — swap the fast turnaround for a full deep exterior. Full pressure wash of patio, cushion covers laundered on-site, umbrellas checked, weeds pulled, plant pots dead-headed. This is what stops slow visual decay across the season.
